Clearing a Sacramento House When You Live Out of State

Managing a parent’s house from far away is hard. You can’t drop by to meet a contractor, and every trip costs time and money. With a little setup, the cleanout itself doesn’t need you on site. This guide is part of our Sacramento estate cleanout series.

Before You Hand Over the Keys

• Make one trip (or send a trusted local person) to search for documents and set aside anything the family keeps. See our document checklist.
• Photograph every room, closet, the garage, attic and shed.
• Label or move the “keep” items to one locked room.
• Install a lockbox, or leave a key with a neighbor, agent or property manager.

Getting a Quote Without Being There

Text clear photos or a walkthrough video of each room to (916) 770-7619. We price by how much of the truck the contents will fill, so a good video lets us give a close estimate. We confirm the price on site before any lifting starts, and if it differs from the estimate we call you first.

On Cleanout Day

• We pick up the key or use the lockbox code.
• Anything in the locked or labeled “keep” room stays.
• If we find loose papers, photos or valuables while loading, we set them aside and tell you.
• We send before-and-after photos when the house is broom-clean.

Who Has to Approve It

Make sure the person booking has authority: letters from the probate court, or the successor trustee role under a trust. See can you clean out a house before probate in California? If several siblings share decisions, agree in writing on the date and what stays before anyone books.

Timing Around a Sale

If an agent is listing the house, coordinate the cleanout for a few days before cleaners and photos. Realtors we work with often handle the lockbox side. Book our estate cleanout service once the family is done choosing.
