Overview
Most hoarding projects we see run from $2,000 to $10,000 or more, and the bill is built one truckload at a time. Here is how it adds up, what is not in it, and how to bring it down.
From the sidewalk it is a three-bedroom house. From the doorway it is a hallway you walk sideways through, a kitchen you cannot see the counters in, and a back bedroom nobody has opened in two years. The question every family asks on that doorstep is the same: what is this going to cost? Most hoarding projects in Sacramento run from $2,000 to $10,000 or more. A single room costs less. The number comes down to how many truckloads leave the house and how long each one takes to get out. This guide is part of our Sacramento hoarder cleanout series.
Our Published Prices by Truck Space
| Truck space | Typical price |
|---|---|
| Minimum load | $99–$150 |
| 1/4 truck | $180–$280 |
| 1/2 truck | $320–$480 |
| 3/4 truck | $500–$620 |
| Full truck | $850–$1,000 |
These are the same tiers as our junk removal pricing guide. A full load is $850 in our 15-yard truck and $1,000 in our 20-yard truck. A hoarded home is quoted as a project after we walk it, because the number of loads is impossible to judge from outside a packed room. A house that looks like three loads from the door is often five once the back bedroom opens.
Why a Hoarded Home Costs More
- Volume. A packed three-bedroom house holds several times what a normal one does. Each full truck is another $850 to $1,000 on the bill.
- Density. Paper, books and magazines are heavy, and a room stacked to the ceiling holds far more than it appears to.
- Access. When hallways and doors are blocked, the crew clears a path before it can clear a room. That is paid time before the first load.
- Care. Checking every box and bag for documents, cash, jewelry and photographs is slow. So is working beside a homeowner who wants a say in each item, which is often the right way to do it.
- Other trades. Biohazard cleaning, pest control, deep cleaning and repairs are separate services from separate companies, with their own invoices.
What Is Not in a Hauling Quote
We haul. We do not take biohazard or medical waste, liquid paint, chemicals or propane, and we do not disinfect, treat for pests or repair damage. If a home has human waste, blood, dead animals, mold on the walls or heavy infestation, a biohazard cleaning company handles those areas, and its price is separate from ours. Ask every company for a written quote that says what is and is not included, so nothing is counted twice or missed.
Leftover paint, chemicals and old medications have free drop-off routes in Sacramento County; the North Area Recovery Station takes household hazardous waste from residents.
How to Keep the Cost Down
- Decide what is staying before the crew arrives. Mark it clearly or move it all to one room, so nobody pays crew time for a debate.
- Do the job in stages. One room or one truckload at a time spreads the cost over several months and is easier on the person who lives there.
- Pull out paint, chemicals and propane ahead of time and take them to the county drop-off. We cannot load them, and they stall a job if we find them mid-room.
- Have one person on site who can make decisions, so the crew is loading, not waiting.
- Get the quote in writing after a walk-through, not over the phone. A phone number for a hoarded house is a guess.
Who Pays
Usually the homeowner or the family. In a rental, the cost normally falls to the tenant, and to the landlord after a move-out (see our landlord’s guide to tenant hoarding). If the owner has died, the estate pays; see cleaning out a hoarder’s house after a death. We did not find a Sacramento County program that pays for hoarding cleanup, though a few nonprofits help low-income homeowners with repairs; they are listed in our Sacramento hoarding resources. Most of the time it is a family member making the call, and the price is the first thing they ask about:
“I highly recommend TCJ Hauling. Serge was very helpful during a stressful situation of clearing out a family member’s home. He got the job done quickly and efficiently. The pricing is very fair and the best out there.”
