What an Apartment Trash-Out Covers

We remove everything a departing tenant left behind that a junk removal truck can legally take:

• Furniture: sofas, beds and frames, dressers, tables, desks
• Mattresses and box springs
• Bagged household items, boxes and loose belongings
• Appliances the tenant owned, including refrigerators (we route these to processors that recover the refrigerant)
• Patio and balcony furniture, grills with the propane tank removed
• Garage, carport and storage-closet contents
• A TV or computer that was left behind, in small amounts alongside the rest of the load

Before We Haul: Abandoned Property Rules

California sets out what a landlord must do with belongings a residential tenant leaves behind. Civil Code 1983 calls for a written notice that gives the former tenant a date to claim the property: not less than 15 days after the notice is personally delivered, or 18 days after it is mailed. Under Civil Code 1988, if the property is worth less than $700, the landlord may keep it or dispose of it once that date has passed; above that, it goes to public sale.

Obvious trash can usually go right away, but anything of value should wait until the notice period is over. If you are not sure, ask your attorney or eviction service before you book. How a Trash-Out Works

• Send photos or a walkthrough video. Text them to (916) 770-7619, or give us gate and lockbox access and we will look in person.
• Get a quote before we start. The price is based on how much of the truck the unit fills.
• We load and carry everything. Stairs, elevators and long walks to the parking lot are part of the job.
• The unit is left broom-swept and ready for cleaners, paint or carpet.

What We Leave for Someone Else

A few things fall outside a junk removal job. We do not take food waste, hazardous chemicals, paint, sharps or medical waste, or tear-out debris from a remodel. If a unit is being renovated as well as cleared, we take the belongings and your contractor handles the demolition. See what we don't take for where each item goes.

We also do not replace your property's regular garbage, recycling or organics service. Apartment complexes arrange that with their own hauler.

Scheduling Around Your Turnover

We work Monday to Saturday, 7 AM to 9 PM. That includes early-morning starts before residents leave for work and evening slots after office hours. Same-day and next-day pickups are often available. If you manage several properties, send the list and we will plan the route.
